I have to be honest with you, if you can’t afford the down payment and/or closing costs and have no real reserves, you shouldn’t be buying a home. Most of the folks that buy homes with no money down, and no reserves, are now foreclosed on. Don’t become part of the problem. Work, save and pay as you go.
